Welcome to the consultation website for emerging proposals at Malgraves Cottages, Bulphan.

UK Estates LTD is preparing plans for a new custom-build neighbourhood on land off Lower Dunton Road, between Lower Dunton Road and Old Church Hill. The proposals could deliver up to around 40 new homes alongside new green space, landscaping and a safer, improved road link between Lower Dunton Road and Old Church Hill.

We want to hear from the local community before the plans are finalised and submitted to the Council. This website explains our emerging proposals and how you can get involved.

What we are proposing

Our emerging proposals

Our proposals are still at an early stage, and your feedback will help shape the design as it develops. Subject to that ongoing design work, we envisage the proposals could deliver:

  • Up to around 40 custom-build homes

    Predominantly detached and semi-detached homes, giving residents choice over their home's layout and finish.

  • Affordable housing

    A significant proportion of affordable housing, responding directly to Thurrock's affordable housing need.

  • Improved road link

    An improved connection between Lower Dunton Road and Old Church Hill, providing a safer environment for all road users.

  • Walking and cycling connections

    New active travel connections, using the improved road link to create a new walking and cycling route.

  • Trees and hedgerows retained

    Existing trees and hedgerows along the site boundary retained and enhanced, creating an attractive green edge.

  • Green space and drainage

    New green and open space, including in the lower-lying part of the site to the east, incorporating sustainable drainage systems (SuDS).
